Ordino itself — a working mountain village

Not a purpose-built resort. Ordino is the northernmost parish of the Principality, with its own church, museums and cultural season, named a Best Tourism Village by UN Tourism in 2023.

Casa d’Areny-Plandolit

The 18th-century manor house of one of Andorra’s noble families, now an ethnological and historical museum, alongside Casa Rossell and the country’s postal museum.

Sant Corneli i Sant Cebrià

The parish church, 12th to 13th century, with the Romanesque church of Sant Martí de la Cortinada and its 12th-century murals a few minutes down the valley.

Narciso Yepes Festival

An international classical music festival held in Ordino every autumn since 1983, alongside the summer Roser d’Ordino and the August bagpipe festival.

Schools, healthcare and daily needs

Agora Andorra International School

Andorra’s most established international school, in l’Aldosa de la Massana at 1,250 m — the neighbouring parish. Over 7,000 m² of facilities including a pool, sports centre and an international boarding house.

Hospital Nostra Senyora de Meritxell

The Principality’s hospital, in Escaldes-Engordany, roughly twenty minutes down the valley. Andorra runs a public health system (CASS) that residents pay into.

Primary care in the parish

Ordino has its own primary care centre, as do La Massana and Escaldes-Engordany, so routine appointments do not mean a trip to the capital.

A valley that works in every season

The snow season is only half the year here. From June the same slopes carry alpine meadows, long-distance trails and one of the country’s best bike parks.

Vall de Sorteny Natural Park

A glacial valley in the Ordino parish, protected since 1999 and the core of the Biosphere Reserve. It holds the richest plant diversity in the Pyrenees, with alpine meadows in flower from June to September.

Payments are staged across four milestones, from the reservation contract to the day the deed is signed before an Andorran notary.

Non-resident buyers

A foreign investment tax applies to buyers who are not Andorran residents: 6% on a first property, and 10% on any property acquired after it. It is charged in addition to the completion costs above and is not included in the estimate.

Foreign investment approval

Non-resident buyers need prior authorisation from the Government of Andorra before a purchase can complete. Since Law 5/2025, foreign buyers may acquire a limited number of homes — generally one, with ancillary parking and storage. Your Andorran lawyer files the application; our team coordinates it alongside the reservation.

Community fees

The monthly community fee will be agreed by the owners’ community once all homes are sold, so residents decide together on the level of shared services — the spa, pool, gym, meeting room, garden and building upkeep — and the budget behind it.
